Przasnysz Economic Zone - Chorzele Subzone

There is no applicable local development plan for the area where the plots owned by the Przasnysz County government are located. According to the amendment to the study of conditions and directions of spatial development for the Chorzele Commune, approved by Resolution No. 160/XXIII/20 of the City Council of May 28, 2020, the plots are located in areas designated for the development of production, services, storage, and warehousing facilities, and in the area designated CP-C as development of investment areas within the Chorzele Economic Zone. Plot 1724/1 and part of plot 1724/2 are located within forests. The process of adopting a local development plan and a general plan for the Chorzele Commune is underway for this area. ➢ Based on the decision on the location of the public purpose investment (2011):

The Chorzele 1 Subzone has direct connections to:
• National Road No. 57
• Regional Road No. 614

enabling efficient connection of both routes, bypassing the city of Chorzele and effectively diverting heavy transport traffic outside the urban area.

An extensive storm sewer system is in place, including gravity and pressure sewers, and two retention reservoirs with a total capacity of approximately 4,300 m³, ensuring the safe drainage of stormwater from roads and paved areas. The zone has a ring-shaped water supply network with fire hydrants, supplied by the municipal water supply system. A sanitary sewer system is also in operation, discharging sewage into the municipal network of the Municipal Public Utilities and Municipality (ZGKiM) in Chorzele.

The zone is equipped with:
• a medium-voltage power grid,
• two transformer stations,
• full street lighting,
• power supply to the technical infrastructure (including the pumping station),
• connection to the gas grid.

The energy parameters enable the location of production and warehouse facilities with higher power requirements.

The zone also operates a ring-shaped telecommunications network, including cable canals, cable well infrastructure, and copper and fiber-optic networks. This provides investors with access to modern telecommunications and data transmission services.

One of the key advantages of the Chorzele Subzone is the newly opened railway siding, directly connected to the Szczytno-Ostrołęka railway line No. 35. The siding has been fully completed and adapted to handle freight transport, significantly increasing the zone's attractiveness for logistics and industrial companies using rail transport.
